The Brick Township Planning Board recent gave the OK for a resident of Havens Cove Road, off Drum Point Road, to subdivide a 1.33-acre lot into three lots on which two single-family homes can be built.
The decision rendered by the planning board approved the subdivision of 505 Havens Cove Road, a large lot behind Jim’s Boat Yard, which fronts Drum Point. The board had several concerns it considered before approving the plan; for one, the owner, Jim Kathenes, pledged to revise the side line setbacks to allow for a 9-foot setback on one side and will correct the 75 foot frontage on one of the lots.
A natural buffer between the southernmost lot and the boat yard will remain, and utilities will stem from those already laid on Havens Cove Road. In lieu of being obligated to install sidewalks, Kathenes agreed to make a donation to the township’s pedestrian safety fund, planning documents show. He also agreed to a deed restriction for future development at other areas of the property which are considered wetlands.

Kathenes told planning board members that he plans on keeping his house – the only one currently built on the lot – and building another for his daughter. He presently has no plans to develop the third lot. The new home will be a two-story colonial-style residence.
The application was unanimously approved by the board.
