A developer has proposed a new subdivision that will accommodate the construction of four homes on an existing street off Mantoloking Road.
The planning board, later this month, will consider the application of Point Pleasant Beach-based F&S Holding Company, owned by Anthony Storino, Vincent Storino and Vincent Favia, to subdivide the existing two lots at 30 and 70 Nejecho Drive into five lots and construct four new single family dwellings. Both properties are located within the R7.5 zone, which calls for residential lots of 7,500 square feet. They are located next to each other, with “70” located to the north and “30” located to the south.
Two lots will be split into five lots, with four new homes being constructed.

One of the lots will be undersized, at 5,333 square feet, necessitating a variance. Another variance is required since the lot will be 46.6-feet wide, where 75-feet is normally required. Another lot requires a variance since its pre-existing width is 63.7-feet, and a third lot requires a variance for an 18.5-foot front yard setback where 25-feet is normally required.
No sidewalk and curbing are provided, which necessitates board approval of a design waiver.
A hearing on the application will be held at the Oct. 26 meeting of the Brick Township planning board, which is set to be held at 7 p.m. at the township municipal complex.
