A developer has proposed a new office building to be constructed on what is currently an empty parcel of land along Route 88 in Brick Township.
Brick Tower Holdings, LLC has applied to the township’s planning board to construct an office building with parking lot, landscaping, lighting and stormwater management improvements at 1454 Route 88, currently a wooded area that backs up to Brentwood Avenue, a residential street several blocks west of the Tuscany restaurant. On the other side of the site where the office building is proposed is the Honey Tree Preschool property.
A notice of the application did not specify a particular use for the office building, however state business records show it is affiliated with an existing company further east on Route 88 that manages medical offices.

An office building is an allowable use on the state highway, but two variances will be sought by the developer. The building will produce impervious coverage of 66.1 percent, whereas 65 percent is normally permitted, and the developer has requested no buffer on the property where the zoning ordinance requires at least a 15-foot buffer when a business abuts or is directly across the street from a residential use or zone.
Several other minor variances were requested for the width of sidewalks next to parking stalls and other interior traffic patterns.
A hearing on the proposal will be held at the planning board’s July 17 meeting, which is scheduled to begin at 7 p.m. at the township municipal complex on Chambers Bridge Road.
