A Dunkin’ Donuts franchise and associated drive-through lanes have been proposed for a vacant lot along Mantoloking Road, according to filings with the township’s planning board.
The developer, K Brick Mantoloking LLC, owned by the Patel family of Franklin Lakes, N.J., is seeking approval to build the establishment at 738 Mantoloking Road, a vacant lot at the corner of Mantoloking and Vannote Drive. According to the filing, the applicant is proposing to construct a Dunkin’ Donuts retail franchise store with drive-thru. The property is located within the township’s “Village Zone,” where such a business is permitted, the filing states.
The building would include the franchise retail store, and a drive-thru with both ingress and egress from Mantoloking Road and Vannote Drive. The plan also calls for the development of a parking area, site circulation plan, plus overall improvements and amenities on the lot.

Several variances are required for the plan to move forward, including the maximum amount of lot coverage – 60 percent is required while 71 percent is proposed. A landscape buffer of approximately 10 feet would be located on the side of the building where 25 feet is normally required. Also, the minimum parking space distance from Vannote Drive is 20-feet, where 16.1 feet is proposed.
Minor variances are also being sought for signage.
The board is scheduled to hold a hearing on the application at its meeting March 12, which begins at 7 p.m. at the township municipal complex.
