A shuttered gas station and automotive repair shop in Brick would be converted to office space and storage for commercial vehicles under a plan submitted to the township’s Zoning Board of Adjustment.
The gas station property, located at 431 Mantoloking Road, has been vacant for several years.
Carmine Teta, the developer, has applied for a slew of variances required before the project can get underway, including a use variance since a portion of the property is located in a residential zone. The application also calls for a variance to allow the parking of commercial vehicles on the lot, which is normally prohibited in the township’s zoning ordinance.

The entire development would take up 8,080 square feet, while the existing business encompassed 8,513 square feet, according to the developer’s application. The square footage also requires a variance, as 9,000 square feet would normally be required for such a project.
The zoning board will hear the application at its Oct. 18 meeting, which begins at 7 p.m. at the township municipal complex.
