Developer Seeking to Turn Former Brick Gas Station Into Self-Storage Facility

A developer has filed an application before Brick Township’s zoning board seeking approval to build a self-storage facility where a gas station was formerly located.

The proposed facility would be built at the corner of Route 88 and Jordan Road. The same property had, for years, existed as a Mobil gas station with a small McDonald’s restaurant before being converted to a Lukoil-branded station. The property has been vacant for years, and occasionally has been the subject of proposed development before. In 2017, Lukoil proposed reopening the gas station as well as a 1,200 square foot convenience store following an environmental cleanup, but the development never materialized.



In its latest plan, the owner of the site, 2225 Route 88 Realty LLC, plans to open a self-storage facility. According to state tax records, the LLC is operated by Amir, Peter, Joseph, Omar and Paul Daibes, of Wayne, N.J.

The property on which the facility is to be built is located in the B-2 business zone, necessitating a use variance from the zoning board since self-storage warehouses are not permitted there. The project also requires numerous “bulk,” or more routine, variances, including its front yard setback (27.9-feet where 50-feet is required), rear yard setback (35-feet where 50 is required), and buffers from residential zones (15 percent proposed where 70 percent is required). The project is proposed as a three-story structure, while just two stories are normally allowed in the zone, as well as a height variance for 38.5-feet where 35-feet is normally permitted. There are several additional waivers and minor variances required.

A hearing on the proposal will be held at the March 1 meeting of the township’s Zoning Board of Adjustment, which begins at 7 p.m. at the township municipal complex.
